Refurbishment of a former car-parts delivery warehouse into office units. At the time of construction, no tenants had been secured and so an alternative development model was proposed. Rather than building out office spaces, hoping to meet a future tenants specifications, an architectural solution for extreme flexibility came from a design to only build the hallways. Leading all necessary HVAC, power, water infrastructure to follow the circulation throughout the building ultimately permiting each office space to be built out to suit the specific needs of any potential tenant, while enabling future adaptability.
